Not a huge amount of the newbuild residential market is growing at the moment – we all know why; high interest rates, inflation etc. It’s putting a lot of people off taking the plunge and moving to a new house. Lots of people are sitting and waiting to see what happens early 2024, understandably.

There are some pockets of growth though.

Take the luxury retirement market. The property in this sector is acquired (largely) through no borrowing, and high interest rates are welcome so more money is made on the funds the clients have invested! So it feels more like boom time in this world due to the buying power of wealthy retirees.

This contractor has seized on this market and opportunity. They were formed about four years ago as a result of a strategic, long term partnership with a high end luxury developer. This developer’s business plan is to build a number of luxury later living schemes in prime areas of the home counties (Hampstead, St Albans, Henley, Oxford etc) and they’ve teamed up with this contractor to build these schemes. So this contractor has a long term pipeline of circa £50m projects over the next few years and beyond.

This Design & Build contractor has been well funded from the outset and is now growing via new schemes in preconstruction, as well as existing projects underway. So a good time to join a company with a clear vision and huge growth potential within this niche residential sector.

What about you? In an ideal world, your experience will be working as an Assistant Design Manager for a D & B contractor rather than directly for a housing developer. Experience with newbuild rather than refurb is essential, as is working as a DM on residential projects. High end/luxury experience would be a real plus.

If you’re concerned with the outlook where you are, or just feel ready for a new challenge as we head into next year, drop me a line. We can arrange to have a conversation to cover off the finer details.

Nothing to lose by having a chat!
